When does a dependent now turning 18 sign those consent forms? EPS, Inc., needs to tell you that you have some work that you need to do first for your policies and procedures.

Owners/Agents have the discretion to establish policies around when family members must sign the consent forms (Forms HUD-9886 and 9887) when they turn 18 between reexaminations. If requiring family members to sign consent forms at intervals other than at reexamination, this policy must be documented accordingly in your policies and procedures. 

You do have some options either at the time they physically turn 18 or at the following AR; however, you would have them sign the lease.
